My guess could be a number of reasons maybe the area you are prospecting is more stable families that are less likely to move?

That’s good to hear my open rate seems good! It’s gone up from around 32% to 39% over the last few months. Not exactly sure what has changed. My database has grown, so possibly that’s it. I do keep my newsletter the same format every week, so I think that’s helped.

Thank you for the reply, Pete! I do mainly geo leads and call established neighborhoods in my area so that could very well be playing into it. Have you gotten listings/active buyers with the leads you are calling and if so are you targeting a specific kind (i.e. expired, FSBOS, etc.)?

Anytime! Been a agent for 6 months and have had 2 closed listings from circle prospecting. I’ve been calling my neighborhood which is working class neighborhood that has a higher turnover rate. Using the circle prospecting script.

That’s awesome! Congrats. Was it just right timing when you called or were these individuals you spoke with and they ended up reaching out to you when they were ready?

Yea the weekly email had nothing to do with those. Just right timing for the call.

Text free! Some days I have to switch my number twice so I just opened another account on textfree but on my wifes phone since you can only get a new number every 24 hours and can only have 1 account per phone. And they are usually clean right when you get them. I was using the burner app also but it was getting flagged as spam right off the bat…[Read more]

That’s Awesome! Good Job! Do you remember what kind of neighborhood it was? Is it just me or do folks in working class neighborhoods give out there emails more? It may be just because I feel more comfortable with them.

No I wouldnt add the emails unless they give them to you. You could just say sir or ma’am and pretend there the right number and i would get the triple line dialer.

Yea you want to drop a pre recoded voicemail message but tell them to call you back on your number. You dont want to leave live voicemails because it takes to much time. And 95% wont call you back

Yea you don’t have to change it as much maybe every couple of days but you for sure want to change it everyday with a triple dialer usually after around 200-300 calls in my experience and you can call one of your friends to test out if your number is coming up as spam it seems like Verizon marks you as spam quicker then sprint and T-Mobile. Yea you should change it everyday depending on how many calls you are making. What kind of dialer are you using and how many calls do you make a a day?

I’m starting to get my feet wet with the single dialer. Making about 80/100 calls per day.

Yea just watch Ricky Carruth’s videos. I would start by getting a dialer system like mojo or redx. And then start calling the neighborhoods you want with a triple dialer and collecting peoples emails for your weekly email, and change your number everyday otherwise you show up as spam and people wont pickup or will be really standoffish. Hey Everybody, I have a client who wants me to find a off-market property that meets his criteria. So I’m gonna circle prospect the area should I use a circle prospect script and then feel them out or should i use a I have a buyer script what do you all think would work better?

Hey Matt, Good Job! Do you get your numbers from mojos information? I’m asking because I get my circle prospecting info from Vulcan 7 and then upload it to mojo for the triple line dialer. But Vulcan 7 is so expensive was thinking of just using mojos. What is your setup?

I do. I was using V7 Premium and then found the Standard data was the same quality and results so I downgraded to that. Then after I paid a year in advance they downgraded to lower quality after discovering they lost 100k in one month to a customer who was abusing the searches.
