Is this through Constant Contact? In Constant Contact, there’s a difference between undeliverable and a suspended address, though I’m trying to understand the details of that difference. Wow, that’s amazing. My return rate was 2 owners out of 180 letters–one of them wouldn’t be able to get out of his reverse mortgage and the other wanted 2x market value. Out of curiosity, how did you decide on your neighborhoods?

Instead of straight farming a particular area I actually compiled a list of homes that were in a value range I like and have buyers for (600k-900k) with over 4yrs ownership, and >50% equity. It is not Constant Contact. It is from my real estate CRM. On the positive side for the undeliverable emails I still have their contact number, so they will get an sms from me when I choose to send them a message.🙂
