    Hi ZTD Team,I’ve been in real estate full time since May of last year. I’ve been implementing Ricky’s strategies since day one with cold-calling through RedX and sending out a weekly email to my database every Wednesday (I have not missed a week since last May). So far I’ve added over 460 new contacts to my database as a direct result from my cold-calling. The open rate for my emails is averaging 39%, click rate is averaging 1%, and only 55 contacts (13%) that I’ve added as a result of my cold-calling have unsubscribed from my emails. I also call each of my database contacts every six months to check in and see if there is anything I can help them with at the moment.After following this method strictly over the last year and a half, the one area that I have not seen results is getting listings or buyers. I’ve had a handful of listing presentations, however all of those individuals decided timing wasn’t right to do anything. Other than that, I’ve not been able to secure any business from all of this activity. I was wondering if there are others who are finding (or found) themselves in the same situation and if it is normal for it to take this long before you start to see the results?Thank you!Sean

    • My guess could be a number of reasons maybe the area you are prospecting is more stable families that are less likely to move?

      • Your open rate is impressive how do you do that?

        • That’s good to hear my open rate seems good! It’s gone up from around 32% to 39% over the last few months. Not exactly sure what has changed. My database has grown, so possibly that’s it. I do keep my newsletter the same format every week, so I think that’s helped.

      • Thank you for the reply, Pete! I do mainly geo leads and call established neighborhoods in my area so that could very well be playing into it. Have you gotten listings/active buyers with the leads you are calling and if so are you targeting a specific kind (i.e. expired, FSBOS, etc.)?
