RE: ‘Do you have any offers on the property?’i understand why agents want to know, but isn’t it doing your sellers a disservice by telling them info that they may not want to share especially, entering a potential negotiation? In this specific case when we do have a weak offer, and I don’t want to discourage a second agent that is asking whats on the table before she even shows it?!?…. I want to just tell them for ease like I think 99 pct of agents do, but I’m screwing my seller by doing that each time. I just say let me ask my seller if they want to disclose that. Am I being too much of a stickler you think?
I like to ask and to tell the other agents when they ask. Based on the seller and situation I don’t give all the details, but I feel like if the other side has a client that is ready to go, guiding them to what needs to be done to get the deal there, in my eyes is working for your seller to bring them the best possible offers.
If you don’t disclose, or give them some ideas, and they decide to write then your seller is stuck with the lower/weaker option. They could obviously always decline a week offer and wait for something else.
