I’ve seen some great results with letter writing during the 60 day challenge. It’s become my favorite lead generating activity. Now I’m going H.A.M. writing at least 25-50/ day for the last week. With at least 125 letters per week, I expect to hear back from 7-10 homeowners if my reply rate stays the same. 60 day challenge to date I’ve picked up 135 emails, 3 open houses, A 500k listing going live next week, a 750k listing going live the week after that, a 1.2million listing in September, and 3 more listing appointments in the next 2 weeks. And to be honest, I haven’t even been doing every single task, every single day that Ricky gives in the 60 day challenge. I’d probably give myself a 80% B if I was grading myself on task completion. But when I do the work, it’s been 100% effort & heart. And for those wondering what my letters say: “Hi (first name),Would you consider selling your property at _____________ to a prospect of mine?Sincerely,C.J. Clover ” (business card enclosed) That’s it.Ricky, you have my undying gratitude forever. I’m going to keep this train running full steam ahead, and having a blast!


Wow, that’s amazing. My return rate was 2 owners out of 180 letters–one of them wouldn’t be able to get out of his reverse mortgage and the other wanted 2x market value. Out of curiosity, how did you decide on your neighborhoods?
Instead of straight farming a particular area I actually compiled a list of homes that were in a value range I like and have buyers for (600k-900k) with over 4yrs ownership, and >50% equity. My market (Pocono Mountains) is a big 2nd home/ vacation home market so the avg. length of ownership is around 4yrs. High equity owners tend to be inclined to sell more to cash in on the bump they received these last few years. If I was in a suburban residential market I would target high equity homes with 7yrs+ ownership. RedX is king for geoleads and I use it a ton, but for this list I used Batchleads and paid for skiptracing which gives me their primary address as well.
